TeraWulf has signed a 20-year lease with Anthropic covering roughly 401 megawatts of critical IT load at its data-center campus. Over the term, the deal is worth about $19 billion in contracted revenue — comfortably above the miner's roughly $12 billion market value. The stock ripped double digits on the print.

This is not a side hustle bolted onto a mining operation. It is the whole thesis flipping. TeraWulf mined bitcoin. Going forward it collects rent on power, land and cooling from an AI lab. To fund the pivot, the company is selling its 50.1% stake in a Texas data-center joint venture for about $530 million. The new capacity is slated to come online in the back half of 2027 and reach full load in early 2028.

Why the Miners Suddenly Own the Right Asset

Mining revenue lives and dies on the bitcoin price and network difficulty. A two-decade lease to a well-capitalized AI counterparty is the opposite: fixed cash flow, long duration, investment-grade optics. The scarce input is no longer the compute itself. It is the interconnect queue, the megawatts and the cheap electrons that TeraWulf already sits on. Hyperscalers can print GPUs faster than utilities can build substations, and that bottleneck is exactly what the miners were quietly hoarding.

The Trade

Expect the tape to re-rate any miner with power and grid access — IREN, Core Scientific, Cipher — as a data-center landlord rather than a levered bitcoin bet. The risk sits in the fine print: the build-out burns billions in capex, the revenue doesn't land until 2027, and TeraWulf's anchor tenant is now almost entirely Anthropic. If the AI capex cycle rolls over, the balance sheet feels it on a lag. For bitcoin, the read-through is structural: a slice of once-dedicated hash rate is walking off to serve AI for good.
